32 Houses For Leamore Lane Refused

Riddle me this…

t was back in September 2019 that we discovered that a very large chunk of Newcastle real estate was going to market.

There was the 11.6 acres Racefield site, plus c8.67 acres situated between Sea Road and Leamore Lane.

Today, the construction of 27 houses on c.2.05ha and 5 houses on c.1.16ha of that Leamore Lane patch was given the thumbs down by Wicklow Planning, with objections lodged by the neighbouring Hunters Leap, largely over the apparent access through their estate to the new build.

The application for the 27 houses south of Leamore Lane is in the name of c/o Ardale Property Group Touncaragh Ltd on behalf of Newcastle Limited Partnership, whilst for the 5 houses north of Sea Road is by Touncaragh Ltd on behalf of c/o Ardale Property Group, which means discovering who’s actually behind the developments is hard to fathom. Which is always the way of such things – developers, like those working in Wicklow Planning, don’t like their actual identities revealed.

Given how much love and affection is out there for developers around here, and those working in Wicklow Planning.

Here’s the lowdown on the Newcastle build no.22342…

7 year permission for construction of 27 no. 3-4 bed detached and semi detached dwellings (ranging in size from c.105sqm to 209sqm each) comprising 13 no. dormer bungalows and 14 no. 2 storey houses with associated car parking and rear gardens. – Provision of public open space totalling c3, 028sqm – New Vehicular and pedestrian access from Leamore Lane and all internal roads and footpaths. Proposed road upgrade works including widening of Leamore Lane to 5.5m with provision of a 2m wide footpath. All associated site development works, services provision, drainage works, open space, landscaping and boundary treatment works – A separate application is made for 5 no. dwelling units on adjoining lands to the east of the site. – The application is accompanied by a Natura Impact Statement.

Here’s the lowdown on application no.22341…

Construction of 5 no. 4 bed detached dormer dwellings (c.215sqm each) with associated car parking and rear gardens. Provision of public open space totalling c.2237sqm. Vehicular and pedestrian access roads and footpaths via a new entrance from the existing residential estate known as Hunters Leap to the south of the site. All associated site development works, services provision, drainage works, open space, landscaping and boundary treatment works. A separate application is made for 27 no. dwelling units on adjoining lands to the west of the site. The application is accompanied by a Natura Impact Statement
