t was way back on January 25th 2021 that we first spotted the pre-validation application 
from Cairn Homes for 607 houses in Blacklion.
Well, technically, it’s Coolagad, which sits around the back of the Temple Carrig School and stretches up to Kindlestown Wood, or thereabouts.
Now, as the developer giant has pretty much every other corner of Greystones covered, they’ve finally pressed the red button on their latest assault on the town. There’s only the sea left to conquer.
Only they’ve now recognised the fact that Greystones has become crippled by traffic and lack of school places, and queues have started forming at field gates for people to cry in.
And so Cairn Homes have graciously abandoned their plans for 607 houses. And settled for 586.
Sure, that number is so small, you won’t even know they’re there. Just 351 two-storey houses (207 three-bed, 140 four-bed and four five-bed), 203 apartments and 32 duplex units. A few native trees will cover that lot.

And a sports field, park and our long-awaited post-primary school up Charlesland way. All subject to planning permission, of course.
The latter will be on 11.5 acres, with 50 classrooms, a special educational needs unit along with a SEN unit garden, a PE hall and gym together with 6 outdoor hard play court areas and open space. Lodged on behalf of the Department Of Education, and boasting capacity for 1,000 pupils, the decision due date is April 15th.

There will also be a 17.5-acre of land for mixed-use and employment-related development, with approximately 22,000 sq. m of commercial space and the potential for anywhere between 800 and 1,000 people to be employed.
In regard to the Coolagad development (which was presented to local councillors), the planned creche will have the capacity for 150 childcare spaces and parking, plus a multi-purpose community building of 392 sqm with parking and changing facilities, plus a 6-acre Active Open Space with a playing pitch, a multi-use games area and a children’s play area, plus a 5-acre public park. There will be 15 acres of additional open space within the development, including play areas.
The game plan for Cairn is, all set to lodge their Strategic Housing Development plans, the Coolagad project should commence in late 2022, once they get the nod and the wink.
Personally, we reckon a major slip road from the Glenview Hotel junction right over the Kindlestown Wood area and down into Blacklion has got to be on the cards if this one goes ahead.
In the meantime, you can feast your eyes on the prize hunk of real estate Greystones has proven to be for Cairn in the graph above. ‘Where people love to live…’ goes their slogan for the town. They might want to add, ‘…until the total lack of infrastructure and the 24-hour-a-day traffic jams made them run for the Wicklow hills’.
Be interesting to see just how much money Wicklow County Council has squeezed out of all the town’s developments to keep the rest of the county afloat. Whilst Greystones drowns in crowded housing.

Something needs to be done to tackle out of hours construction and the associated noise, dust and traffic. Developers are breaching official hours with impunity. As I write, on Bank Holiday Monday at 18.30 there’s heavy machinery operating on the RONAN O caoimh site on Chapel Rd. Have video footage.
Important to know that Wicklow Co. Co. Will only deal with complaints on the official complaints form. Only found out about this recently. If anyone has an issue with anti social hours (yes, 4 a. M. On one occasion), please ring w cc. Ask for the planning enforcement dept and request a complaint form. Good luck!
BTW official hours around here are 8 to 18 Mon to Fri. 8 to 14 on Sat. And not at all on Sun or bankholidays
This is the final nail into the Heart of what was once upon a time a clean pleasent environment to live and rear a family without the total overdevelopment of the Greystones Delgany, area once Villages with character.and rural environment. It has been allowed by planners in WCC and an Bord Plenalla to be turned into a concrete jungle, a pedestrian, Traffic, and school nightmare that will end in frustration and anger by old and new residents as the Traffic nightmare becomes unbearable
