ith the property bubble still growing, three of the new estates popping up around these here popular parts have all just come to market this week.

And somewhat unsurprisingly, they’re each fancy, expensive and selling fast.

The selling fast goes for Littlebrook on Chapel Road, the first phase of its 27 homes seeing 14 properties sold within the first two hours on launch day last week.

There will be a total of 99 houses in the Littlebrook development – flanking the left side of Kindlestown Castle as Eastmount flanks the right – with the asking price for the three-bed, mid- and end-terrace 120sqm Primrose design ranging from €540,000 to €550,000, the three-bed semidetached 120sqm Sorrell ranging from €565,000 to €575,000, three-bed detached 115sqm Hawthorn coming in at €600,000, the four-bed semi-detached 135sqm Bramble clocking in at €640,000 and the four-bed semidetached 132sqm Charlock ranging from €710,000 to €725,000.

On the other side of Delgany village, you can go a little more upmarket with the prime real estate that is Struan Hill [right], a fairly fancy-pants, Fairy Trail-neighbouring development of 14 large four- and five-bedroom houses that range from €1.1m to €1.45m. The latter comes complete with a gloating tower.

According to hard-hitting piece in today’s Irish Times by local journalist Tim O’Brien, ‘the impact of Struan Hill is the amount of “house envy” the development is set to create’. A quote he got from Gemma Moore of the Savills agency, who are handling the bespoke Delgany estate.

A little further down the road, and a little less crowded (for now) is Ashford’s Vartry Wood [right], where you can nab a two-bedroom for €350,000. Which puts you right beside the mighty Devil’s Glen, the Roundwood lakes and Glendalough, but more importantly says Tim, ‘Ashford offers easy access to Greystones, Enniskerry, Kilcoole and Newtownmountkennedy’. Sold!
