recognised nationally as a one or ten housing estates too far, the tide seemed to be turning down at Wicklow Planning last summer.
With groundwork having started on the Carmelite estates, and the Gorteen, Riverfield and Struan Hill builds nearing completion, the omnipresent Cairnstones were refused 98 houses at Coolagad in May 2023 and soon after, The Glebe paused.

Hi Paul
I find the tone of this article to be quite disappointing and to be completely honest, smarmy. Delgany, despite the notions of current residents, is not a rural haven deep in the mountains. It’s 30km from Dublin city centre, with several public transport options and walking distance from many local amenities.
I suggest you move to an actual rural area if you want true quiet and isolation, because demanding it within the commuter belt of our capital is outrageous.
Greystones is not alone in thinking it has the worst traffic in Ireland. Ask the residents of Maynooth, Naas, Bray, any suburb in Dublin, and they too will cry foul of all of the additional building taking place in their area. And that is has to be done in some other place. Where? They don’t care, because they alone have the worst traffic and worst facilities in all of the land.
I get it, you’ve got yours, but younger people are trying to get their start in life. Trying to find somewhere to live is hard enough as a young person without dealing with the selfish and callous objections of the older generation who have made it clear time and time again that we’re not wanted. And then you’ll wonder why your towns have become a defacto retirement village in years to come.
I hear you. Only, the Delgany and Greystones area surpassed its maximum recommended houses on the Local Area Plan about five years ago. The place is a goldmine for developers, and for Wicklow Planning, and they have continued to build, despite the fact that the infrastructure is not there. Which might explain the lack of school places. And that bastard traffic. We’re turning into the Garden Patio of Ireland…
Katie I find your comment ridiculous and insulting. Older generation callous and selfish,? Retirement Village? Lovely. If you do get to live in Delgany “City” please let your feelings knows at the residents association meeting will you?
Paul in fact was born there and he and the current residents rightly would say it is a village. It would be the newer residents that would carry the “notions” to the table.
As Paul said, The LAP max houses and residents has completely surpassed the recommended amount. No infrastructure, therefore traffic, no school places, etc..
You point out several public transport options? Again this is the same as it was 20 years ago, unreliable busses… still the oul 84 being the only route that goes out here and now it doesn’t even go to City Centre anymore. The DART constantly being closed due to works or coastal issues. Does that not reflect the fact that Delgany and in some ways Greystones are still viewed as Rural when it comes to infrastructure around all the new builds?
To find somewhere to live… in the most expensive place in Ireland at the moment… is indeed hard…..
